The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:09 PM on Wednesday, September 2, 2026, by Board President, Wen Yang

I. Approval of Agenda
The meeting agenda was distributed via email and unanimously approved.
II. Review of Previous Minutes
The minutes from the previous meeting were reviewed and approved.

An updated financial statement was presented by the Treasurer and reviewed by the Board.

Updated Financial Report
● The Association’s ending cash balance for August was $142,947.
● The Board reviewed its cash position and confirmed its plan to reinvest the majority of maturing certificates of deposit (CDs) in new three-month CDs to continue earning interest while maintaining adequate liquidity.
Club Projects Update
● Pool resurfacing is needed and is planned for spring 2027
● The Board will contact Jennosa to review the findings of the Department of Health (DOH) and discuss remediations.
Pool & Tennis Club Operations
● The Board discussed preparations for the pool closing party, including plans to serve barbecue, pizza, and snacks.
● The Board noted that lifeguard availability is typically reduced during the final two weeks of the pool season.
● The Board reviewed end-of-season tasks, including scheduling the pool closing, completing final cleaning, and shrink-wrapping outdoor furniture.
VI. Tentative Agenda, Date and Time of next meeting
The next meeting is scheduled for Wednesday, Oct 7, 2026, at 8:00 PM at the Firehouse.
