FINAL MEETING MINUTES FOR MARCH 4, 2026

UNIVERSITY GARDENS PROPERTY OWNERS ASSOCIATION

 

The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:10 PM on Wednesday, March 4th, 2026, by Board President, Wen Yang

I.  Approval of Agenda

The meeting agenda was distributed via email and unanimously approved.

 

II. Review of Previous Minutes

The minutes from the previous meeting were reviewed and approved.

 

III. Reports

An updated financial statement was presented by the Treasurer and reviewed by the Board.

 

IV. Continuing Business

 

UPDATED FINANCIALS

      The February ending balance was $81,403.52.  The Board moved $200,000 into a Chase bank 3 -month CD account.

      The Board discussed keeping some excess cash in reserve for future pool repair and upgrade.

 

BOARD MEMBER CHANGE

      Peter Niceforo has tendered his resignation from the Board of Directors of the University Gardens Property Owners Association; and

      John Guo has also tendered his resignation from the Board of Directors and from his position as Vice President; and

      Eugene Ha has agreed to serve on the Board of Directors to fill the vacancy created by the resignation of Peter Niceforo

      Steve Perlman, an existing Board member and the Treasurer, shall assume the role of Vice President in addition to his current responsibilities; and

      The Board will begin the process of identifying and recruiting a qualified candidate to fill the remaining vacancy on the Board as soon as practicable.

 

 

BUSINESS ZONING UPDATE - 440-450 NORTHERN BLVD

      At the appeal hearing, the board only supports the business to switch to a single GI practice but keep all other restrictions.

      The zoning board decided to hold off on the decision and review the minutes from the previous 2007 meeting first.

      The Board will contact our councilwoman, Christine Liu, for assistance.

 

POOL MANAGEMENT COMPANY

      The Board will schedule a call this month with Aquatech to discuss service for the 2026 season.

      The board will request for more mature managing lifeguards on duty

 

CLUB IMPROVEMENT PROJECTS

      The Board discussed prioritizing the need to replace the fence by the playground and the retaining wall behind the pool bathroom to prevent future flooding.  The Board will start seeking quotes this month.

      The Board needs to get an engineer to review the water runoff issue with proposed pickleball project.

      The water to the clubhouse is currently shut off due to meter/pipe corrosion.  The Board will contact plumbing companies this month for quotes to replace the water meter and potentially a “hot box” solution to move the meter above ground.

 

QUALITY OF LIFE

      The Board spoke to the car dealership regarding test driving.  The dealership agreed to stop doing any test driving in UG and asked us to call them immediately if we see anyone continuing test driving in UG.

 

 

WEBSITE

      Peter is working on upgrading theUGPOA website.

The next meeting is scheduled for Tuesday, March 31, 2026, at 8:00 PM at the Firehouse.
