Property Owners Association was called to order at 8:05 PM on Wednesday, JULY
1, 2026, by Board President, Wen Yang

I. Approval of Agenda
The meeting agenda was
distributed via email and unanimously approved.
II. Review
of Previous Minutes
The minutes from the previous
meeting were reviewed and approved.
III. Reports
An updated financial statement was presented by
the Treasurer and reviewed by the Board.
●
As of July 1, we have an available balance of $218,383.33,
which is within our budget.
●
Our 3-month CD term will mature in August. We
will need to withdraw some cash in advance to meet upcoming obligations.
●
There are several unpaid annual charges, and the
Board will follow up by sending physical invoice reminders.
IV. Continuing Business
POOL UPDATE
● The
Board discussed and reviewed the recent incident at the pool and has notified
our insurance carrier of a potential liability claim.
JULY 4 BBQ PARTY
● The
Board confirmed that the party will be held on Saturday, with Sunday designated
as the rain date.
● The
Board will serve hot dogs, hamburgers, pizza, salad, and other refreshments.
CLUB IMPROVEMENT PROJECTS
● One
of the pool heaters recently stopped working. Jennosa
replaced the thermostat, and the heater has been repaired.
● The
storage shed has been mostly completed. It will be used to store the pool cover
and other equipment. It will also serve as an additional layer of protection
against floodwater entering the pool area.
● The
Board will contact the landscaper to fill the concrete planters, which will
serve as another barrier to help prevent floodwater from entering the pool
area.
LAKE SUCCESS CANNABIS
DISPENSARY
● The
proposed dispensary location is within 100 feet of our Sussex Street and
Northern Boulevard entrance, which provides access to our community playground.
● The
Board has contacted the Town of North Hempstead. Unfortunately, this matter
falls solely within the jurisdiction of the Village of Lake Success, and the
Town does not have authority over the decision.
● The
Village of Lake Success has scheduled a public hearing on July 13 to consider
the proposed zoning change. The ultimate decision will be made by the seven
members of the Village Board of Trustees.
● The
Board will be preparing a formal letter to the Village of Lake Success to
express our opposition to the proposal and will attend the hearing to voice our
opposition. We also intend to seek media coverage to bring greater public
attention to this matter.
VI.

The next meeting is scheduled for Wednesday,
August 5, 2026, at 8:00 PM at the Firehouse.
