The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:05 PM on Wednesday, August 5, 2026, by Board President, Wen Yang

The meeting agenda was distributed via email and unanimously approved.
II. Review of Previous Minutes
The minutes from the previous meeting were reviewed and approved.

An updated financial statement was presented by the Treasurer and reviewed by the Board.

Updated Financial Report
● The Association’s ending cash balance for July was $174,989.
● The Board reviewed the current cash position and confirmed that the majority of the certificates of deposit (CDs) will be rolled over into new three-month CDs upon maturity to continue earning interest while maintaining adequate liquidity.
Club Projects Update
● The new shed and concrete planters have been installed. The Board expects these improvements to help mitigate the risk of flooding in the pool area.
● The Board reviewed the latest Department of Health inspection report and plans to engage contractors to perform necessary repairs and maintenance in several areas of the pool facility during the offseason.
Pool & Tennis Club Operations
● The Board discussed the recent matter involving a resident accident at the pool. The matter has been reported to the Association’s insurance carrier, which will be handling the case.
● The Board reviewed the Pool & Tennis Club’s no-refund policy for membership fees and agreed that the existing policy remains appropriate.
● The Board discussed resident feedback regarding the limited number of activities at the Pool & Tennis Club. Sunday Afternoon Tea has been reinstated with the help of resident volunteers. The Board fully supports additional activities, but noted that more volunteers will be needed to organize more community activities in the future.
Resident Home Improvement Project
● The Board reviewed the proposed roof replacement project for 1 Somerset Drive N. The resident was advised that shingles are not permitted under the applicable community requirements and will need to submit a revised proposal using an acceptable roofing material for the Board’s review.
Quality of Life & Community Safety
● The Board spoke with the Nassau County Auxiliary Police regarding neighborhood patrols. The Auxiliary Police confirmed that they are actively discussing plans to assign a new patrol to the community.
● The Board discussed the latest developments regarding the proposed cannabis dispensary in Lake Success. The Village of Lake Success is awaiting rulings in several pending cases involving other municipalities in New York State before determining its next course of action.

The next meeting is scheduled for Wednesday, Sep 2, 2026, at 8:00 PM at the Firehouse.
