FINAL MEETING MINUTES FOR June 3, 2026

UNIVERSITY GARDENS PROPERTY OWNERS ASSOCIATION

 

The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:05 PM on Wednesday, June 3, 2026, by Board President, Wen Yang

I.  Approval of Agenda

The meeting agenda was distributed via email and unanimously approved.

 

II. Review of Previous Minutes

The minutes from the previous meeting were reviewed and approved.

 

III. Reports

An updated financial statement was presented by the Treasurer and reviewed by the Board.

 

IV. Continuing Business

Updated Financial Report

      The Association's ending cash balance for May was $253,314.41.

      The Board reviewed the current cash position and confirmed that the majority of the certificates of deposit (CDs) will be rolled over into new three-month CDs upon maturity to continue earning interest while maintaining liquidity.

Club Improvement Projects & Pool Mechanical Room Repairs

      The pipe leak in the pool mechanical room has been successfully repaired.

      Following concerns regarding the cost of the most recent project, the Board agreed to seek proposals from additional contractors.

      To date, recreational facility repair and improvement projects have cost the Association approximately $27,000. The Board noted that these expenditures were necessary to maintain the community's recreational amenities and infrastructure.

      The Board also discussed purchasing a storage shed for the pool area to improve the organization and protection of maintenance equipment and supplies.

Pool & Tennis Club Operations

      Overall, pool and tennis club operations have been running smoothly since the opening of the season.

      The tennis courts recently required resurfacing after damage caused by children riding or playing on the court surface.

Quality of Life & Community Safety

      The Board discussed a resident complaint regarding a driving school conducting repeated driving practice within the community. The Board will explore whether any action can be taken with the driving school or the appropriate authorities to minimize disruptions to residents.

      The Board also discussed replacing the Auxiliary Patrol as Maria retired.

 

         

 

VI.   Tentative Agenda, Date and Time of next meeting

The next meeting is scheduled for Wednesday, July 1, 2026, at 8:00 PM at the Firehouse.
