The Monthly Community Meeting of the Board of University Gardens
Property Owners Association was called to order at 8:00 PM on Wednesday, September 3, 2025, by Board President,
Kathleen Levine.

THE AGENDA FOR THE MEETING
WAS DISTRIBUTED VIA EMAIL AND UNANIMOUSLY APPROVED.

AN UPDATED FINANCIAL STATEMENT WAS SHARED BY THE
TREASURER AND REVIEWED BY THE BOARD AT THE MEETING.

Continuing Business
UPDATED FINANCIALS
● The current cash balance as of 9/3/2025 is $128,488. Due to
expenses associated with the rainstorm last month, our expected final year-end
cash will be closer to $80k than the $90k originally projected.
● The
Board is considering legal action against a property that hasn’t paid the
annual charge for an extended period of time.

● No
updates from the owner regarding their building plans this month.
POOL UPDATE
● The
Board reviewed the pool management company’s performance this year. The Board will contact the company to discuss
several service issues for this year and improvements for next year.
o
The pool needs a more responsible managing
lifeguard to oversee the operation.
o
The check-in station needs to be stationed to
verify attendees’ residency.
o
The pool was closed several times without
notification to the Board/community.
o
There were several instances of chlorine level
issues. The Board discussed possible maintenance plans.
● Discussed
the option to change the pool hours from 11am - 7pm to 11:30am - 7:30pm to
accommodate residents who can only visit the pool after work. The Board will send out a survey to members.
● Contracted
Jennosa Pools to provide a new pool cover and
winterize the pool. The Board received
quotes for a new pool cover from 4 different providers. Jennosa, as the
pool’s long term vendor, was able to provide the best
price.
● The
Board agreed to shrink wrap all outdoor furniture for the winter.
CLUB IMPROVEMENT PROJECTS
● Discussed
cost effective ways to renovate the pool house. One suggestion is to reglaze tiles in the bathroom to provide an updated look.
● Discussed
the need of a retaining wall to prevent future
rainstorm damage. The Board will meet
this weekend on site to review proposals.
● The
Board decided to postpone the new fence project until next year.
● Discussed
mosquito control for the club area.
Spraying is not an option as it requires the pool to be closed down for 24 hours.
TREES
● Reviewed
recent tree removal activities in the community. The Board will send an email out to remind
residents that all tree removals require permission from the Board.
TOWN INFRASTRUCTURE UPDATE
● Followed
up with Christine Liu regarding the standing water issue. Her office is pushing for a meeting with the
highway superintendent to discuss.
● Received
notice that the town will be milling and paving Sussex Road, Somerset Drive
South and Norfolk Road in our community this month.
● The
Board will check if they can pave our parking lot
while working on Sussex Road.
