GARDENS PROPERTY OWNERS ASSOCIATION
The Monthly Community Meeting of the Board of University Gardens
Property Owners Association was called to order at 8:02 PM on Wednesday, October
8, 2025, by Board President, Kathleen Levine.

I. Approval of Agenda
The meeting agenda was
distributed via email and unanimously approved.
II. Review
of Previous Minutes
The minutes from the previous
meeting were reviewed and approved.
III. Reports
An updated financial statement was presented by
the Treasurer and reviewed by the Board.
IV. Continuing Business
UPDATED FINANCIALS
● The current cash balance as of 10/8/2025 is $97,884. The Board does not anticipate any
major expenses for the remainder of the year and expects to end the year with
approximately $80,939 in cash.
74 WENSLEY - SUBDIVISION
● The
architect and owners of Lots B and C presented their building plans, which have
been approved by the Town of North Hempstead Building Department. The Board requested revised plans showing greater
variation between the two houses, as the current designs are nearly identical
and do not align with the architectural harmony of the neighborhood.
POOL UPDATE
● The
Board is scheduling a Zoom call with the pool management company to review this
year’s performance and discuss improvements for next year.
● The
pool was winterized last month, and a new pool cover has been installed. All outdoor furniture has been shrink-wrapped
for the winter season.
● Reviewed
the idea of adjusting pool hours to 11:30am - 7:30pm to better accommodate
residents who wish to visit after work.
CLUB IMPROVEMENT PROJECTS
● Discussed
converting the clay tennis courts into dual-use
pickleball/tennis courts with hard surfaces.
The Board will research cost estimates.
● Discussed
the need of a retaining wall to prevent future
rainstorm damage. The Board will seek
contractor quotes.
● Discussed
the option to reglaze the pool bathroom.
The Board will obtain contractor quotes.
● The
fence replacement project will be revisited in the spring.
NORTHERN BLVD BUSINESS BLOCK
● A
new American bistro restaurant is set to open in the former location of
Anthony's Coal Fired Pizza. A resident
noted prior noise complaints with the previous restaurant. The Board will engage with the new owners if
issues arise.
● The
building housing J SPA/Jacono Plastic Surgery on
Northern Blvd has been sold to a new owner.
The Board will monitor the situation.
● The
Board requested the property owner maintain the vacant, fenced lot that was
demolished earlier this year.
TOWN INFRASTRUCTURE UPDATE
● Councilwoman
Christine Liu reported that the Highway Superintendent has visited the site and
is aware of the issue. Her office is
working to confirm a repair date with the Superintendent.
V. Action Items
● Obtain
contractor quotes for various club improvement projects.
