FINAL MEETING MINUTES FOR NOVEMBER 5, 2025
UNIVERSITY GARDENS PROPERTY OWNERS ASSOCIATION
The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:10 PM on Wednesday, November 5, 2025, by Board President, Kathleen Levine.

I. Approval of Agenda
The meeting agenda was distributed via email and unanimously approved.
II. Review of Previous Minutes
The minutes from the previous meeting were reviewed and approved.
III. Reports
An updated financial statement was presented by the Treasurer and reviewed by the Board.
IV. Continuing Business
UPDATED FINANCIALS
● The current cash balance as of 11/5/2025 is $89,760. The Board does not anticipate any major expenses for the remainder of the year and expects to end the year with approximately $81,867 in cash.
74 WENSLEY - SUBDIVISION
● Extraction work has begun. The Board is awaiting the revised plans, which should show greater variation between the two houses.
NEW RESIDENTS - WELCOME PACKET
● The Board discussed preparing a welcome packet for new residents to welcome them to the community and provide an overview of our rules and guidelines.
POOL UPDATE
● The Board is scheduling a Zoom call with the pool management company to review this year’s performance and discuss improvements for next year.
CLUB IMPROVEMENT PROJECTS
● The Board met with a contractor last month and was quoted for around $200,000 to convert a tennis court into pickleball courts. Kathleen will speak with our tennis court maintenance person to see if he can provide a quote.
● Discussed the idea of building a retaining wall across the back of the pool house.
BOARD VACANCY
● The Board will have a vacancy next year and will email members to request volunteers.
QUALITY OF LIFE
● Reviewed tree removal activities at 1 Somerset Drive. The owner obtained permits from the Town of North Hempstead. She has agreed to plant seven replacement trees in the spring. The Board discussed encouraging residents to replace any trees that are permitted to be removed.
● The Board reviewed complaints regarding unleashed dogs in the community. The best course of action is to take photos and file complaints with the town.
V. Action Items
● Obtain contractor quotes for various club improvement projects.

The next meeting is scheduled for Wednesday, December 3, 2025, at 8:00 PM at the Firehouse.
