FINAL MEETING MINUTES FOR May 7, 2025
UNIVERSITY GARDENS PROPERTY OWNERS ASSOCIATION
The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:00 PM on Wednesday, May 7, 2025, by Board President, Kathleen Levine.

I. Approval of Agenda
THE AGENDA FOR THE MEETING WAS DISTRIBUTED VIA EMAIL AND UNANIMOUSLY APPROVED.
II. Review of Previous Minutes
REVIEWED AND APPROVED.
III. Reports
AN UPDATED FINANCIAL STATEMENT WAS SHARED BY THE TREASURER AND REVIEWED BY THE BOARD AT THE MEETING.
IV. Continuing Business
UPDATED FINANCIALS
● The current cash balance as of 5/6/2025 is $208,885. We expect to collect another $25,251 in revenue from dues, club fees, guest fees, etc. The projected year-end cash balance is approximately $59,717.
● The Board is still waiting to receive an net ERTC payment of $33,155.
POOL UPDATE
● The pool is on track to open on Saturday, May 24, 2025 with the pool party to follow on Sunday, May 25, 2025.
● There are 59 households registered for club membership to date and the Board will send an email reminder to residents to join.
● The pool management company, Aquatech, has filed permits with the town and is coordinating with lifeguards for the season.
● The pool maintenance company, Jennosa, has cleaned, repaired and filled the pool. There are no reported issues with the pool heater.
CLUB IMPROVEMENT PROJECTS
● Reviewed several completed projects over the past month: removal of trees and branches around the club; installation of a new fence between tennis court and playground; opening up of the triangle area behind the tennis court.
● The old ramp outside the bathroom was removed, and the Board discussed options for rebuilding.
● The sprinkler system company will install a new line near the playground to water the newly seeded grass area.
● The triangle area behind the tennis court has been graded and cleaned by our landscaper. This space may be used as an additional playground or repurposed for a bocce court or other recreational activities in the future.
● Discussed monitoring the tennis court to prevent non-members from using it. The Board will check if the pool management company can assist.
● Discussed securing the playground to prevent use by non-residents. The Board plans to replace the remaining old fences of the playground and street facing side of the tennis court next year, budget permitting. New door and lock system will be installed to improve security.
TOWN TREES
● The town has been slow to remove town-owned dead or dangerous trees in the neighborhood. The Board and several residents have submitted many 311 tickets for tree removal. The Board is in communication with our town councilwoman Christine Liu to expedite the process.
● The town hasn’t trimmed all the trees in our community. The Board will follow up.
SPEED BUMPS/POLICE MERRIVALE ROAD
● Please refer to meeting minutes on November 6, 2024 and December 4, 2024 for detailed discussion.
● The town no longer installs speed bumps due to snow plowing issues. An alternative the town suggested is to have police stationed to issue tickets.
RESIDENT PROJECTS
● Reviewed and approved a retaining wall plan submitted by 1 Rutland Rd.
BANKING RESOLUTION
● Resolved that the following members of the UGPOA Board of Directors be authorized to conduct banking operations on behalf of the organization including viewing rights and signing checks: Kathleen Levine, Peter Niceforo, Steven Perlman and Wen Yang. All prior grants of banking authority to any other person are revoked.
WEBSITE HOSTING
● The Board is working with the hosting company to explore website upgrades and creation of official email accounts for board members.
V. Action Items
● The Board will meet with contractors to obtain quotes for the clubhouse ramp.
● The Board will follow up with Christine Liu regarding tree removal. Kathleen will send photos of dangerous trees.
● The Board will begin to arrange food for the pool opening party.

THE NEXT MEETING WILL BE HELD ON WEDNESDAY, JUNE 4, 2025 @ 8:00 PM AT THE FIREHOUSE.
