The Monthly Community Meeting of the Board of University Gardens
Property Owners Association was called to order at 7:30 PM on Wednesday, June 11, 2025, by Board President,
Kathleen Levine.

THE AGENDA FOR THE MEETING WAS DISTRIBUTED VIA

AN UPDATED FINANCIAL STATEMENT WAS SHARED BY THE TREASURER AND REVIEWED
BY THE BOARD AT THE MEETING.

Continuing Business
UPDATED FINANCIALS
●
The current cash balance as of 6/10/2025 is $164,274. We expect to collect
another $12,818 in revenue from dues, club fees, guest fees, etc. The projected
year-end cash balance is approximately $60,290.
●
The Board discussed the need to purchase a new
pool cover at the end of the season.
●
The Board is still waiting to
receive an net ERTC payment of $33,185.
POOL UPDATE
●
The pool opened on May 24, 2025, with Aquatech as the management company. The Board is working
closely with Aquatech to
fine-tune operations due to several service quality issues. The Board asked Aquatech to assign or train a more senior lifeguard to
serve as a manager.
●
There are 80 households registered for club
membership to date. The Board will
encourage additional residents to join.
●
This year’s Independence Day party is scheduled
for Friday, July 4th. The Board will
start to get quotes from food vendors.
●
The Board decided that the BBQ grills are not
available for members’ use due to safety concerns and liability insurance
issues.
●
The Board will contact plumbers to address
several plumbing problems in the pool bathrooms.
CLUB IMPROVEMENT PROJECTS
●
Discussed implementing a tennis court sign-up
sheet to prevent non-members from playing and to ensure fair allocation of
playing times. Club members will be required to sign up at the pool sign-in
table to reserve a time slot.
●
Approved the distribution of flyers for tennis
lessons, notices for swimming lessons and kids
birthday parties at the pool.
●
Discussed measures to secure the playground to
prevent use by non-residents and plans to enclose the entire basketball court
area with a new fence next year.
●
Discussed the possibility of adding pickleball
courts. One of the tennis courts can
potentially be converted into two pickleball courts. We will be seeking inputs
from club members regarding this project.
●
Reviewed recreational options for the newly
opened space behind the tennis courts.
TOWN TREES/INFRASTRUCTURE UPDATE
● With the
assistance of Town Councilwoman Christine Liu, the town has finally removed
several dead and/or hazardous trees in University Gardens.
● Several street lights have gone out, and 311 reports have been filed
with the town. The Board will continue to monitor the situation.
SPEEDING ISSUE UPDATE
● The Board
remains in discussion with the police regarding potential solutions to ongoing
speeding issues in University Gardens.

UG CREDIT CARD
●
The Board
discussed the pros and cons of obtaining a credit card and decided against it
due to concerns over potential liability and misuse.
WEBSITE HOSTING
●
The Board is working with
Squarespace to upgrade the website and creation of official email accounts for board members.

signage at the tennis court requiring sign-up at the
pool entrance.

plumber for the pool bathrooms.
● Begin food
arrangements for the July 4th party.
