The Annual Meeting of the Board of University
Gardens Property Owners Association was called to order at 8:15 PM on
Wednesday, February 4, 2026, by Board President, Kathleen Levine,
following the calling of the roll and verification of the presence of a quorum
of at least 25 members

I. Approval of Agenda
The meeting agenda was
distributed via email and unanimously approved.
II. Review
of Previous Minutes
The minutes from the previous
meeting were reviewed and approved.
III. Reports
An updated financial statement including 2026
budget was prepared by the Treasurer.
The Board reviewed last year’s budget versus actual financials. UGPOA is projected to collect $307,480 and
spend $245,397 in 2026. The Board
suggested adding snow shoveling as an additional expense going forward.
IV. New Business
The Board slate of candidates was introduced to
the members. Its composition is the same as the prior Board except that
Kathleen Levine is leaving the Board and Ron Zhu is joining. The Board thanked
Kathleen for her service and dedication.
