FINAL MEETING MINUTES FOR FEBRUARY 4, 2026

UNIVERSITY GARDENS PROPERTY OWNERS ASSOCIATION

 

The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:05 PM on Wednesday, February 4, 2026, by Board President, Wen Yang

I.  Approval of Agenda

The meeting agenda was distributed via email and unanimously approved.

 

II. Review of Previous Minutes

The minutes from the previous meeting were reviewed and approved.

 

III. Reports

An updated financial statement was presented by the Treasurer and reviewed by the Board.

 

IV. Continuing Business

 

NEW RESIDENTS - WELCOME PACKET

      The welcome packet is finalized.   The Board will update its newsletter for 2026 to be distributed with the welcome packet to new residents going forward.  The Board also discussed custom refrigerator magnets as part of the packet.

 

WEBSITE

      Peter is working on upgrading the UGPOA website.

 

CLUB IMPROVEMENT PROJECTS

      Following up on the pickleball court project,  the town building inspector raised an issue with water runoff on the solid surface of the new courts.  The Board needs to consult an engineer and review associated costs.

      The water to the clubhouse is currently shut off due to meter/pipe corrosion.  When weather permits, the board will contact plumbing companies seeking quotes to replace the water meter and potentially a “hot box” solution to move the meter above ground.

 

QUALITY OF LIFE

      A resident raised an issue with test driving in the neighborhood.  The Board has agreements with neighboring dealerships that test driving is not allowed.  The Board will speak to relevant dealerships again.

      The Board discussed the idea of ordering UG car stickers for residents to reduce the chance of getting tickets by parking on the streets under special circumstances.

      A new restaurant is due to open soon on Northern Blvd.  The Board will reach out to discuss potential noise and loitering.

      The Board discussed the sidewalk and fence condition at 380 Northern Blvd.  The Board will reach out to the owner to clean up.

The next meeting is scheduled for Wednesday, March 4, 2026, at 8:00 PM at the Firehouse.
