FINAL MEETING MINUTES FOR AUGUST 6, 2025

UNIVERSITY GARDENS PROPERTY OWNERS ASSOCIATION

 

The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:00 PM on Wednesday, August 6, 2025, by Board President, Kathleen Levine.

AN UPDATED FINANCIAL STATEMENT WAS SHARED BY THE TREASURER AND REVIEWED BY THE BOARD AT THE MEETING.

 

IV. Continuing Business

UPDATED FINANCIALS

      The current cash balance as of 8/5/2025 is $150,296. We have collected all expected annual dues except for one household. The projected year-end cash balance is approximately $85,386.

      The Board received the anticipated net ERTC payment of $34,475 in July.

 

74 WENSLEY - SUBDIVISION

      The Board requested zoning analysis from owners of 3 lots at 74 Wensley Dr. Lot B and C notified us that they couldn’t make it to this meeting and will schedule when they are ready. Lot A didn’t show.


RESIDEN PROJECT - 37 SOMERSET Dr. S

      Reviewed the remodeling project for 37 Somerset Dr. S. with the owner and owner’s architect. They are proposing to add a second floor to the existing ranch style house. The board approved the plan. Please find the material specifications below:

POOL UPDATE

      The pool was flooded in the recent storm. The pool had to be drained, washed and refilled. The estimated cost of cleanup will be around $7,000, including $1,000 deck powerwashing, estimated $5,500 pool cleanup and pump repair, and $500 water bill.

      Discussed options to divert the rainwater away from the pool and the pump room as the flooding has happened twice over the past few years.

      One idea is to redirect the water coming from the hills at the back of the pool house to the parking lot area. An awning can be added to the pump room entrance to direct the water away from the lower level.

 

CLUB IMPROVEMENT PROJECTS

      The pool bathroom needs an update, but due to budget constraints, the Board agrees the current priority is to work on projects to divert rainwater away from the pool.

 

QUALITY OF LIFE

      Discussed complaints with regard to residents have sprinklers on in the early evening

      Discussed issues with trash loitering around the neighborhood

 

LABOR DAY PARTY

      The Labor Day Party will be on Sunday, August 31th with a rain day of Monday, September 1th.

      The Board will host a BBQ party and start food preparation in the coming weeks.

 

TOWN INFRASTRUCTURE UPDATE

       As part of the standing water situation, the Town is going to repave Sussex road. We will check if the crew can pave our club parking lot.

 

LAWSUIT

       UGPOA was sued along with the Town for failing to maintain a sidewalk on Pembroke Ave. The lawsuit is frivolous as Pembroke Ave. is not part of University Garden, among several other false allegations. We have asked them to withdraw their action against us.

 

V. Action Items

       Seek quotes for improvement projects.

       Begin food arrangements for the Labor Day Party.
