DRAFT MEETING MINUTES FOR APRIL 2, 2025
UNIVERSITY GARDENS PROPERTY OWNERS ASSOCIATION
The Monthly Community Meeting of the Board of University Gardens Property Owners Association was called to order at 8:02 PM on Wednesday, April 2, 2025, by Board President, Kathleen Levine.

I. Approval of Agenda
THE AGENDA FOR THE MEETING WAS DISTRIBUTED VIA EMAIL AND UNANIMOUSLY APPROVED.
II. Review of Previous Minutes
REVIEWED AND APPROVED.
III. Reports
AN UPDATED FINANCIAL STATEMENT WAS SHARED BY THE TREASURER AND REVIEWED BY THE BOARD AT THE MEETING.
IV. Continuing Business
UPDATED FINANCIALS
● The current cash balance as of 4/2/2025 is $220,423. We expect to collect another $28,225 in revenue from dues, club fees, guest fees, etc.
● The Board is still waiting to receive an ERTC payment of $33,155.
POOL UPDATE
● The Board signed a pool management contract with Aquatech Management of Long Island for 2025. The first payment was due on April 1, 2025.
● The Board has invited lifeguards from previous years to reapply through Aquatech.
● The pool opening date is set to be on Saturday, May 24, 2025 with the pool party followed on Sunday, May 25, 2025.
CLUB IMPROVEMENT PROJECTS
● The water has been turned on for the 2025 season. The Board unanimously approved the proposal to install a new sprinkler line for the grass area by the playground for a cost of $1,000.
● Discussed the possibility of using leftover patio pavers to create a path on the grass between the pool and playground.
● Reviewed several proposals to replace the deteriorating ramp outside of the pool house bathroom. The quotes were higher than expected and the Board will explore if there are more affordable alternatives.
● Discussed and approved the removal of dead trees by the playground and behind the club house. There are also a few other dead trees/branches around the pool area that need to be removed for resident safety.
● The Board will seek quotes to replace the section of the fence that is intertwined with dead trees by the tennis courts.
● Discussed options to open up the section of the fence that connects to the additional space behind the tennis court. It can be achieved by either adding a gate or removing the fence. This would open up more space for children to play with future options such as a bocce court and shuffleboard.
SANITATION TRUCK SCHEDULE
● Discussed the complaint of noise made by the early morning sanitation pickups. On the other hand, there are also benefits of an early pick up so that residents can bring back bins before heading to work. In addition, the sanitation contract is done by the town and we don’t have much control over it.
FENCE PANELS
● There were some missing fence panels at 286 and 300 Northern Blvd. The Board met the store owners to discuss repairs. The Board approved their repair plan.
BOI FILING
● The BOI report was filed for UGPOA.
WEBSITE HOSTING
● Discussed the option to upgrade the existing website to a newer version, which might resolve some of the current technical issues.
V. Action Items
● The Board will meet with contractors to get quotes for the club house ramp and fences.
● The Board will meet to survey other dead trees on the club property.
